The following information will provide you with a brief run-down of the inspection process from start to finish:
1. Completion of the Inspection Request Form
Once you have completed the inspection request form, you will receive notification from our office, via return email, that we have received your request. Built in Style will do the rest: we will contact the agent, organise an inspection time, call you to let you know we have booked the inspection, carry out the inspection, and finally make a time for the follow-up consultation.
2. Inspection and Consultation
Properties that are owner occupied or of vacant possession, can usually be inspected within 24 hours; tenanted properties typically require notification, so a 48 hour time frame is more likely. The inspection process usually takes between 1 – 1.5 hours to complete and the report will be ready the same day; so your appointment can occur that evening, or at a time more convenient.
3. Choice of Verbal or Written Inspection Report
Built in Style offers two types of Inspection Reports: Verbal and Written. Essentially, they are the same report, the defining feature being that one is written. The Written Inspection Report is generally more popular with overseas or interstate clients who are unable to consult with us directly. The verbal Inspection Report allows a more personalised face-to-face consultation in our offices, allowing you, the client the possibility of discussing every aspect of the report with the professional who carried out the inspection.
4. Does the Inspection Report detail only structural defects?
Experience has shown us that clients are generally interested in:
a. Major structural defects of a property that would preclude them from buying the property
b. Minor defects, that may not be a deterrent to purchasing the property, but may require rectification works
c. General maintenance issues
d. Possibility of future renovation works
Our detailed inspection process and follow-up report will highlight all the issues contained in a, b, and c above and will provide estimates of costs for rectification works should you proceed with the purchase and in addition detail an order of priority for such works. The consultation process allows us the flexibility of also discussing item d. future possible renovation feasibility and any structural / council requirements that may be in need of consideration.
